You agree to provide complete, accurate and current information when booking accommodation. We use and store your information in accordance with our Privacy Policy.

We reserve the right at our discretion to cease or decline to provide you with any or all the services we offer at any time without entering into further discussions with you. Any such refusal or termination shall not affect any right or remedy to which the Host may be entitled.

You acknowledge that the Host will send you emails relating to your transaction.

You acknowledge that the Host may also send you regular electronic newsletters. Newsletters will comply with the Unsolicited Electronic Messages Act 2007, and you can opt out of receiving them at any time by clicking the unsubscribe link provided.

The vacation rental property is located on Middlefork Road in Hocking County.

The maximum number of guests is limited to 6 people (The Oak) and 2 people (The Acorn), including children.

An additional charge of $100 per person per night for additional guests will be assessed.

The vacation rental lease begins at 4 PM on (“Check-in Date”) and ends at 10 AM on (the “Check-out Date”). Failure to adhere to the check-out time may result in an additional late fee set at $75 unless discussed in advance of the stay.

This property requires a 2-night minimum stay. Longer minimum stays may be required during holiday periods.

Guest agrees to always abide by the Rental Rules while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to always abide by the following rules while residing at the property.

1. No parties allowed. Quiet hours are 9:00 pm - 9:00 am.

2. Well behaved dogs under 50 lbs are permitted with additional charge.

3. Dog may not be left alone.

4. Absolutely no smoking or vaping indoors or on any attached balcony. There is a designated area for smoking 15 feet around the outdoor fire pit.

5. Please keep grease, fats, non-degradable items, and hair out of the drain. They can clog or damage our septic system and can cause an expensive plumbing mess. Should this happen, the guest will be charged to fix the plumbing problem.

The Host may also be entitled to cancel the Guest stay if house rules are broken during rental period.

Guests shall allow the Host access to the property for purposes of repair, inspection, or emergency. The Host shall exercise this right of access in a reasonable manner by giving at least 4 hours’ notice (unless in case of emergency).

A. Deposit: A deposit of $75 is due at least 7 days prior to the Check-in Date.

The deposit is for security purposes and will be refunded within 2 days of the Check-out Date, provided no deductions are made due to:

i. damage caused to the property or furnishings

ii. dirt or other mess requiring excessive cleaning

iii. any other cost incurred by Homeowner due to Guest’s stay

B. Rental Rate: Payment in full of the following fees shall be due within 7 days of the Check-in Date.

Rental amount will be shown on Wanderlustcollect.travel or listing sites, such AirBnB, Verbo, etc. The Host reserves the rights to change the fee any time without notice.

If Guest wishes to cancel the reservation, the deposit will be refunded as follows:

100% (minus Payment Processing Fee) if canceled 7 days prior to the Check-in Date

50% (minus Payment Processing Fee) if canceled 48 hours prior to the Check-in Date.

The Homeowner may also be entitled to cancel the Guest stay if house rules are broken during rental period.

No refund if canceled within 2 days of the Check-in Date.

Traveler insurance to cover the guest from any unforeseen circumstances, accidents or other issues that may prohibit guest from traveling or fulfilling rental terms is encouraged.

The Guest will at the Guest’s expense and at all times maintain the premises, furnishings and appliances in clean and good condition and will surrender the same upon termination of this Agreement in as good a condition as when received. The Guest understands that the Guest will be responsible for repair of all damage.

Guests are advised that personal items lost or stolen are not the responsibility of the Host. The Host assumes no responsibility for ensuring that the residence is locked and secured during the period of occupation by Guests.

In addition, Guests acknowledge that being in a heavily wooded area present various risks and hazards. The Host is not liable for any loss, personal or property due to fallen tree limbs, snow or ice, wild life, etc.

Due to the nature of this area, power outage is common especially in inclement weather. In the event of a power outage, the backup generator will kick in automatically. It is designed to run only the most critical household equipment, including things such as refrigerator, freezer, well pump, and lighting circuits. Please refrain from using high electricity power consuming appliance or device, such as sauna, hot tub, electric oven, etc. so that propane gas can last as long as possible. (sometimes, power outage could be one to two weeks).

No refund will be made due to power outage.

Please note that the back up generator will run self diagnose for five minutes every Wednesday noon. No action is needed from guests. It will stop after five minutes.

Every effort is made to keep the internet up and running smoothly. However, the Host will not be liable if the internet is temporarily unavailable due to technical issues beyond our control.

No refund will be made due to internet service interruption due to any reason beyond our control.

Acceptable payment methods are: Visa, Mastercard, American Express, Discover, debit cards.
